The paperwork that makes your next step easier

A practical guide to organising your mortgage documents before you apply.

A good mortgage application tells a clear story: who you are, how you earn, what you already owe and where your deposit comes from. Preparing that story early can reduce avoidable questions later.

Start with valid identification, proof of address, your Portuguese tax number, recent tax returns, bank statements and evidence of savings. Keep the documents for each applicant together, with names and dates easy to identify. The exact periods and documents required will depend on the lender.

Your income type shapes the next part of the file. Employees generally need payslips and employment evidence. Business owners and self-employed applicants may need accounts and current trading records. Retirees should prepare pension statements and evidence of regular payments. Existing loans should be documented too.

Once you choose a property, ask your legal adviser about its tax record, registry certificate, plans and purchase agreement. The bank will need property information, but its assessment does not replace legal checks. Foreign documents may need translation or certification.

You do not need to send everything with your first enquiry. Start by explaining your circumstances. We will help you establish what is needed and how to provide it appropriately.
